The Mountain Village Apartments
COMMERCIAL REAL ESTATE OFFERING MEMORANDUM
I was presented with the opportunity to develop an Offering Memorandum (“OM”) for a commercial real estate team and their client that would empower them to win financial investors for the development of a new property “The Mountain Village Apartments.”
The first challenge I encountered with this project arose when my client requested a fully custom book that still reflected the integrity of their brand. After pouring over the only brand materials available for reference, a past pitch and the client website, I decided the primary themes I would maintain and weave throughout this book were their powerful brand color and key font.
Desiring this book to stand out amidst competitor pitches, I leaned heavily into elements of strong contrast through dramatic font weights and bold colors reflective of my client’s strong and vigorous approach to the investment. The introduction of a fourth color, Desert Sand, serves as an invitational bridge between strength and community while anchoring the property location in the viewers’ minds.
Less than one week from inception, this project was live on the market. By the end of 2022, my client had successfully acquired the necessary investors. This $1B sustainable mixed-use community is slated to brake ground in 2023.
